Should
You Buy a New or a Resale Home?

In our market area, there is a wide variety of both new and recently built resale homes to select from. This abundant selection makes it difficult for some buyers to choose. In trying to help you decide whether to buy new or resale, I've provided information to make the case for buying both a new and resale home. NOTE: This comparison excludes consideration of "short sales" and foreclosures which have their own significant issues. |
| THE CASE FOR BUYING A NEW HOME: |
| 1. It's NEW! There are likely no repairs to be made, and definitely nothing to correct from the previous owner. |
| 2. You select the lot, the floor plan, and all of the upgrades. |
| 3. All the houses in the neighborhood are just as new as yours. No "eye sores." |
| 4. Builders are offering great incentives, such as free upgrades, and great financing through their own mortgage companies. |
| 5. Most larger builders also own a title company, which makes the process faster and less cumbersome. |
| 6. There's no uncertainty of the seller being able to close, as with "short sale" situations. |
| THE CASE FOR BUYING A RESALE HOME: |
| 1. Various custom features may have already been added that sets the house apart from the "cookie cutter" homes in some new subdivisions. |
| 2. All homes, new and resale, have the potential for problems. However, with a resale you have the benefit of having any problems already discovered and resolved by the present or a former owner. |
| 3. A resale home is commonly in an "established" neighborhood where you can get more of an insight into your compatibility with existing neighbors, rather than "hoping for the best" in a new subdivision. |
| 4. Because resales are commonly in an "established" neighborhood, you can also see how well the homes are being maintained. This is not something that can be seen in many new subdivisions. |
| 5. A resale home price should be somewhat lower than a new home of relatively equal size, quality and utility, thereby saving you some money. |
